解説 Definition
サブリースは、賃借人が借りている物件や区画を第三者にさらに貸す契約、またはその二次賃貸を指します。元の所有者から直接借りる lease ではなく、既存の賃借関係の下に置かれる貸借です。
A sublease is an agreement in which a person who is already renting a property rents all or part of it to someone else. It is commonly used for apartments, offices, or rooms when the original tenant cannot use the space for some time. The original tenant usually still has legal responsibility to the main landlord.

`lease` を「貸借契約」として知っていれば、`sublease` はその下にもう一段 lease を重ねる語。`sub-` は `subway` や `subtitle` と同じく「下位・補助」の感覚で、大家→元の借り手→さらに別の借り手、という順を頭に置くと残りやすいです。よくある形は `sign a sublease`、`office sublease`。元の `lease` と違って貸すのは所有者ではなく現在の賃借人、という点が核。`sublet` と近いですが、`sublease` は契約そのものの名称として見かけやすく、`assignment` は契約上の地位を丸ごと譲るので別物です。

sub-はラテン語で「下位の」、lease は古フランス語経由で laisser「貸して任せる」にさかのぼります。release や laissez-faire と同根で、sublease は元の借り手がさらに下位の相手へ貸す仕組みだと見えます。
