A mortgagee is the person or organization that lends money for a property and holds the legal mortgage. In most cases, this is a bank or other financial institution. The word is mainly used in legal and financial contexts.

まず mortgage を「住宅ローン・抵当」のかたまりで押さえる。そこに法律で当事者を分けるペア mortgagor / mortgagee が出たら、-or は設定する側、-ee は権利を受ける側と整理すると覚えやすい。実際の mortgagee はたいてい bank / lender、mortgagor は borrower / homeowner。意味を迷ったら「返済が止まったとき担保権を行使できるのは銀行側」と使用場面で思い出す。

mortgagee は mortgage + -ee「受け手」。mortgage は古フランス語 mort gage「死んだ質」で、mort「死」+ gage「担保」から成り、返済か没収で契約が終わる発想です。mortal や engage を思うと、抵当権を受ける側だとつかめます。
Mortgagee is formed from mortgage and the suffix -ee, which often marks the person who receives something. Mortgage came through Old French mort gage, literally "dead pledge," from mort "dead" and gage "pledge," because the agreement ended when the debt was paid or the property was lost. So mortgagee became the name for the person who receives the mortgage interest.
